Why you can trust the numbers
What we do differently
The panel could show prettier numbers. It shows the ones that survive a deed, and says where they come from.
We never render the listing
The panel opens over the listing itself and shows only enough to recognise it: no photos, no description, no contact details. The page stays the portal's.
Rent comes from the concelho, not the listing
Dividing the asking price by the asking rent inflates the yield. We use INE's median for new contracts where it is published, an indicative reference elsewhere, and say which. If you expect a different rent, type it.
The maths runs on the server
The panel uses the same engine as the site. When the budget moves a tax band, the numbers change that day, with no extension update.

No account required
The numbers appear on the listing with no sign-up and no sign-in.
We keep no browsing history
What is sent is the listing you are looking at, and only when you click.
Without an account, what you type into the calculators and the book is calculated and stored in your browser, and does not stay with us. Only three things leave your device: the requests for any page, which the host logs (IP address, time and page); an anonymous count of calculations made, without the values; and, if you use the extension, the facts of the listing you asked it to analyse, which are calculated on our server. Questions
Yes. Solvo's calculators are free and so is the extension. You pay to save, compare and track a portfolio.
Click “Add to Chrome”. The extension's Chrome Web Store page opens: press “Add to Chrome” again and confirm. The Solvo icon sits in your browser bar; on a listing, click it.
Edge and Brave, yes: they install extensions from the Chrome Web Store. Firefox not yet; the code is Manifest V3 and the Firefox version comes next. Phone browsers do not take extensions, so it is for a computer.
The same engine that serves the site: IMT tables from the state budget, municipal IMI rates, INE medians where published, and Lisbon council's containment register. Every result carries its rule version.
The panel tells you it is missing and asks for it. You can also type the rent you expect straight away. Without one of the two there is no yield, and we would rather say so than invent one.
They are honest estimates. Rateable value is presumed at 60% of price until you check the caderneta, and the loan starts at 80% of the price over 30 years. The loan, rate, term, rent, lease and condominium fee can all be changed in the panel itself.
