A loan of €190,000: the price minus your deposit, over 30 years.
A first look with three numbers: the price, the rent you expect and the deposit you have. The loan is the price minus the deposit (at most 80% of the price, the Banco de Portugal limit when you will not live there), over 30 years, at the latest 6-month Euribor plus a 1.2% spread.
We also deduct IMI at 0.3% on an estimated tax value, 6% for empty months, 7% maintenance, average building fees and insurance, 4% stamp duty on interest and the tax rate of a 1-year lease.
Green: at least €50 a month left and a gross yield above 5.5%. Red: more than €75 a month short. Amber: in between. To change any of these, use the full analysis.
