About Solvo

We build the calculation nobody runs before signing.

Solvo is a Portuguese service, made in Lisbon since 2026. We do one thing: put a reliable number, with the law beside it, on top of every decision about property in Portugal.

Why it exists

The asking price is the smallest of the sums.

Buying in Portugal involves five taxes, two tables that change every year, an exemption with seven conditions and a taxable base that is not the price you paid. Letting involves an income tax rate that depends on the length of the lease, and that many still think is 28%, the old rate, when today it can be 10%.

None of this is secret. It is all in the Diário da República, in statutes you can read in two hours if you already know what to look for. Access to the information was never the problem. The gap between the information and the finished sum was.

Solvo closes that gap. You type a price, and out come the tax, the real cost of completion, the monthly payment and what is left at the end of the month, with the statute behind every line and the date it was checked.

A number without the law beside it is an opinion with decimal places.

What is already built

Not a promise. It is live, and it is free.

The calculators ask for no account and no card. What you pay for is the management, not the sum.

How we work

Four decisions taken against our own short-term interest.

They are the reason to believe anything else. A product made of numbers is worth exactly as much as the rules it imposes on itself.

01

Every number says where it came from

No result appears without the rules version and the statute that produces it. Where a figure depends on an assumption, the assumption is written next to it, not in a footnote.

02

When a number does not exist, we say so

Some rent caps await a ministerial order, and some municipal rates we have not yet confirmed. In those cases the page says exactly that. Filling the gap with a plausible figure would be the fastest way to look complete and the surest way to be wrong.

03

Rents come from the municipality, not the listing

Dividing an asking price by an asking rent inflates any yield. We use INE's median of new leases where it is published, an indicative reference elsewhere, and we say which on the line itself.

04

One engine, for the site, the extension and the API

The same function that computes transfer tax in the calculator computes it inside the listing. When the Budget moves a table, it moves in one place and moves everywhere at once. There is never a second version of the truth.

Where the numbers come from

Primary sources, and only primary sources.

We do not copy from other simulation sites. Every constant in the engine carries its origin and the date it was checked.

Security and accountability

Who answers, where the data sits, and who takes the payment.

A service that charges has to be findable and has to say what it does with what you hand it. Here it is, without opening the legal page.
