Browser extension

The listing shows the price. We show the cost.

On a listing at any of the big portals, one click opens the transfer tax, the real acquisition cost, and what's left at the end of the month. Nothing to copy, nowhere to go.

01What you see

Six numbers the listing never shows

The portal shows the price and the floor area. Everything that decides the purchase is in the column below.

01

Transfer tax, both residences

Resident and non-resident side by side. The gap is usually the largest number on the page.

02

Total acquisition cost

Price plus IMT, stamp duty, deed and registration. The real cheque.

03

Gross and net yield

On the concelho's market rent, not on the rent the portal is asking.

04

Monthly cashflow

After income tax at the correct Category F rate, the mortgage, and every cost.

05

Short-term rental

Whether that freguesia still takes new registrations — or is under containment.

06

Market position

The listing's €/m² against the INE median for the concelho.

02How long it takes

Three seconds

No copying addresses, no extra tabs, nothing to type.

1

Open the listing

On any of the six portals.

2

Click the icon

The panel opens over the page, numbers already run.

3

Decide

Save it to your pipeline, or close it and move on.

03Why you can trust the numbers

What we do differently

Three decisions taken against our own short-term interest, and the reason to believe the rest.

We never render the listing

The panel shows enough to recognise the property and links you back to the portal. We send them qualified traffic rather than taking their page.

Rent comes from INE

Portals divide asking price by asking rent, which inflates the yield. We use the concelho's median for new contracts, and say so on the row itself.

The maths runs on the server

The panel uses the same engine as the site. When the budget moves a tax band, the numbers change that day — with no extension update.

04Permissions

What the extension can and cannot do

The question your browser is about to ask, answered before it asks it.

It reads the page you have open

Price, area, type and area of town. Nothing else.

It only runs on the six portals

Anywhere else, it does not run at all.

No account required

Only to save a deal to your pipeline.

We keep no browsing history

What is sent is the listing you are looking at, and only when you click.

Yes. Solvo's calculators are free and so is the extension. You pay to save, compare and track a portfolio.
